In most strata buildings, roof space is limited and forms part of the common property. When one owner asks to install panels, or the building considers solar for everyone, the committee needs a fair and practical way to decide who can use the roof and how. Our Roof Solar Allocation Study measures what the roof can hold and compares the options for sharing it, so the decision rests on facts rather than first requests.

The study is priced from $990 per building as an indicative starting price, confirmed in writing once we have seen the building plans.

Individual solar systems on a common-property roof usually need owners corporation approval and often a by-law setting out responsibilities for maintenance, insurance and removal. Cable routes from the roof to each unit's meter can be the biggest cost and practical limit, especially in older buildings.

Common-property solar is generally simpler, but the benefit flows to all owners through lower common-property bills rather than to individual units. The study does not replace legal advice on by-laws; your strata manager or lawyer should confirm the resolutions required.
