Apartment buildings pay for common-property electricity every day: lifts, car park lighting and ventilation, pumps, gates and corridor lights. Strata shared solar puts the building's roof to work on those loads, and in suitable buildings the solar can also be shared with individual units. For owners, that can mean lower common-property costs and a practical step towards a more sustainable building.

Approval: installing solar on common property requires a resolution of the owners corporation, and any by-law or cost-sharing arrangement should be settled before work starts. Your strata manager can advise on the resolution required.

Allocation: common-property solar reduces the building's shared bills, which benefits all owners through levies. Sharing solar with units needs suitable metering and cabling, and not every building suits it.

Incentives: STCs can reduce the upfront cost of eligible systems. From 1 September 2026, NSW apartment building battery incentives apply to eligible buildings with at least 4 units, with a larger incentive when qualifying new or additional solar is installed in the required period. Frequently Asked Questions

With a common-property system, the solar supplies shared loads such as lifts, lighting and pumps, which reduces the owners corporation's electricity bill and can ease pressure on levies. Where the building suits unit sharing, residents can also receive part of the generation. We model both approaches so the committee can see the likely benefit before owners vote.

Usually not for individual systems on a multi-storey building, which is why a shared design is often more practical. Roof area, shading from nearby buildings and structures such as lift overruns and plant all limit the size.
